| Work description | Hi there. We would love your help to expedite this project. This is an Oakland City job, supervised under Hourig McCray. We are working to help this family have a safe home. We already have the permits for the lead abatement, and new windows. This scope we are applying for is for their safety. The steps are rotted and the right side framing is letting in weather and water, addition to considerable rot of the framing supports. Thank you so much for your help expediting of possible Front Steps Goal-replace rotted 2x12 stringers, as stipulated in attached design Remove all treads, stringers, and rotted plywood on sides Install (3) 2x12 pressure treated stringers instead of the current (2) stringers -attach stringers to header with Simpson stringer hangers -install 4x4 posts underneath as additional support. Currently not in place. -install redwood 2x11 treads, with code size overhang, and 7”high Replace rotted plywood with pressure treated, prime and paint Replace any 2x4 railing that is rotted, with in kind design and redwood 2x4s Right Side framing Remove and replace all rotted framing supports. Left and Right corners do not need replacement Process: Remove one 2x4 and install Temporary vertical support, install new laminated 2x4s to equal 4x4”, use Simpons 90degree braces at base and header for anchoring. Progressively install temp support 2x4 and replace 1 rotted 2x4 at a time with the laminated 4x4”. Install all new blocking. Install insulation. Do not install new angled supports, instead install plywood shear wall over framing as support, and then sheetrock as fire retardant. Install Tongue and groove siding, prime and paint. Back steps awning Goal: attach door overhang to prevent sun and moisture exposure on back door. Attach new redwood awning to 4 studs across the header of the door, extend the awning to be in the vertical parallel plane of the railing, attach to 2 new pressure treated 4x4 posts anchored to the corners of the stairs platform with Simpson 4x4 ties. These posts will replace the existing 4x4 posts on the corners of the platform and connected to the railing. We will install new railing to code, in between the 4x4s. Install shingles on top of the awning. Prime and Paint Interior Very simple scope. The 4x4 vertical supports of the kitchen arch were not properly connected to the 4x6 cross beam. They were simply screwed into the cross beam. We will be opening the drywall and installing Simpson straps along the vertical line of the 4x4 and attached to the 4x6, on both sides of the 4x4s. |
