Project Description: This project consists of the removal and like-for-like replacement of four (4) existing single-pane aluminum-framed horizontal slider windows and one (1) existing single-pane aluminum-framed sliding patio door assembly within an existing apartment building in Oakland, CA. 2. Proposed Replacement Units: All replacement units shall be new construction vinyl-framed horizontal sliders, dual-pane insulated glass, matching the exact rough opening dimensions of the units being removed. Specifications are as follows: 2.1 Replacement Windows (4 Units) •Installation Method: New construction •Rough Opening Dimensions (in inches): Bedroom 1: 47.25W x 59.75H; Bedroom 2: 47.25W x 59.75H; Kitchen: 35W x 48H; Dining: 59 x 47.25W •Energy Compliance: Units shall meet or exceed California Title 24 Part 6 fenestration requirements for Climate Zone 3 2.2 Replacement Sliding Patio Door (1 Set) •Installation Method: New construction •Rough Opening Dimensions (in inches): 118W x 80H •Energy Compliance: Units shall meet or exceed California Title 24 Part 6 fenestration requirements for Climate Zone 3 3. Detailed Scope of Work: •Remove and dispose of four (4) existing windows and one (1) existing sliding patio door. •Cut existing interior drywall and exterior stucco to allow full removal of existing window and door frames and to provide clean substrate for new installation, and to allow proper integration of new waterproofing and flashing systems. •Remove and legally dispose of all demolition debris off-site in accordance with applicable waste disposal regulations. •Upon opening of wall cavities, contractor shall inspect all exposed framing members for evidence of moisture damage, rot, or deterioration. •Any damaged or deteriorated wood framing members discovered during wall opening shall be removed and replaced with new lumber of equivalent species and grade, in conformance with CBC framing requirements. •Extent of wood replacement is unknown prior to opening walls; contractor shall document all replaced framing and make available for inspection prior to closing. •Install a full waterproofing and flashing system at each window and door opening prior to setting new units. System shall include: •Self-adhered flashing membrane or approved fluid-applied waterproofing at sill, jambs, and head of each rough opening. •Sloped sill pan flashing or sill pan membrane with end dams to direct any incidental water infiltration to the exterior. •Flashing tape lapping over the new window/door nail fin on all four sides, integrated with the building’s existing weather-resistive barrier. •Set and fasten four (4) new vinyl dual-pane slider windows into prepared rough openings per manufacturer’s written installation instructions. •Set and fasten one (1) new vinyl dual-pane sliding patio door assembly into prepared rough opening per manufacturer’s written installation instructions. •Apply continuous bead of low-expansion polyurethane foam insulation between window/door frame and rough framing on interior side to provide thermal break and air seal. •Apply exterior-grade caulk at all perimeter joints between new unit flanges and exterior substrate, in accordance with manufacturer’s requirements. •Patch and repair all areas of exterior stucco disturbed during removal and installation. •Stucco repair shall match existing stucco thickness and textured/painted to match existing adjacent stucco to the greatest extent practicable. •Repair all interior drywall disturbed at each window and door opening. •New drywall patches shall be installed using wallboard of equivalent thickness to existing, taped, bedded, and finish-coated with joint compound. •Finish surface shall be sanded smooth and ready for paint
