| Work description | This project consists of the structural rehabilitation and reconstruction of an existing multi-level residential deck system serving a single-family residence. Work includes selective demolition of deteriorated and structurally deficient deck components while salvaging and restoring existing materials where feasible in accordance with the approved structural plans. The project includes installation of new reinforced concrete drilled piers, grade beams, footings, underpinning, and retaining wall systems to stabilize existing foundation conditions and provide adequate structural support for the deck system. New pressure-treated structural framing, beams, posts, ledgers, joists, blocking, and engineered connectors will be installed where required by the structural engineer. Existing structural members determined to be suitable for reuse will be incorporated into the reconstructed system where permitted by the approved plans. Deck restoration includes removal and reinstallation of existing redwood and Ipe decking where feasible, replacement of damaged materials as required, sanding, refinishing, and installation of code-compliant cable railing systems. Existing glass railing systems will be removed, protected, and reinstalled where applicable. The project also includes construction of a new exterior stair system with reinforced concrete landing and foundations, installation of new pressure-treated framing, stair stringers, treads, guardrails, and handrails in accordance with current California Building Code requirements. Additional structural work includes crawlspace excavation, soil stabilization, reinforced concrete retaining wall construction, drainage improvements, seismic retrofit measures, plywood shear walls, anchor bolts, hold-down systems, Simpson Strong-Tie hardware, and other structural reinforcements required by the approved engineering documents to establish continuous gravity and lateral load paths. All work shall be performed in accordance with the approved architectural and structural plans, applicable California Building Code requirements, City of Oakland regulations, and all applicable local, state, and federal codes. No additional habitable floor area, occupancy change, or use change is proposed as part of this project. The work is limited to structural repairs, rehabilitation, and reconstruction of the existing exterior deck and foundation systems. |
