Complete, sheetrock, electrical, plumbing for a new bathroom, Endure the framing is structully sound and up to code. finish and trim 2 bedrooms, 1 new bathroom including all fixtures. install level flooring in the bedrooms, bathroom, hall way and media / bonus room. add code compliand insulation. Update and install / energize HVAC heating and all ducting for the entire house. Add returns for both the upper and lower level. Replace house Front door, Lower level back exit door, fire door between garage and living area. Replace or add needed door in the lower level including closet and entry doors. repair any and all holes in the walls to the exterior before sheathing and sheetrock. Repair exterior stucco , entire house where required. New garage concrete floor. Repair all 5/8 sheetrock in the garage. repair and replace upper level bathroom fan. Properly ground the house before electrical. Update all recpticles in upper level kitched with GFCI Duplex outlets. Install grounded duplex outlets in the lower level where required. THERE WILL BE NO KITCHEN IN THE LOWER LEVEL. The lower level will be an extension of living space to the existing home, a single family residence. remediate existing plumbing, copper pipes in the lower level to position within the floor beam structure in order to properly sheetrock. add networking cables with junction boxes prior to sheet rock for media and internet connectivity. repair and remediate any water or past termite damage prior to sheetrock.
