Replace damaged plywood/OSB up to 20% (no structural changes). Install GAF modified bitumen torch‑down system: base sheet, base ply, and granulated cap sheet. Install modified bitumen flashing at parapets, walls, curbs, skylights, penetrations, and drains. Replace drip edge and counter‑flashing. Solar Work: Temporarily remove and reinstall 17 solar PV panels and reinstall 8 solar pool heating panels. Re‑flash penetrations and reconnect electrical/plumbing. No structural modifications. Work limited to roofing, waterproofing, flashing, and sheathing replacement under 20%. |
