| Work description | The apartment building 1227 3rd Ave in Oakland was listed in the Potential Subject Buildings for City of Oakland's Mandatory Soft Story Retrofit building. Owner believed that it wasn't the case as there isn't an open ground floor parking or area on the first floor. When reviewing to complete a Petition with a structural engineer, structural engineer found building does need seismic retrofit work completed due to the building's cripple wall / soft-story condition on ground floor (there's a crawl space underneath the building). It was found the building has less bracing than needed (many windows). The engineer proses adding new plywood shear walls on the ground floor where the wall segment is short and narrow. It gets tied back down into new concrete footings and hold-downs. |
