| Work description | Remove and replace the damaged front-left exterior garage wall, the adjoining side garage wall, and the structural header for the garage door. The work will restore the garage to its original structural capacity or better and will comply with the currently adopted building code and all local amendments. Before demolition, install temporary shoring to support the roof and ceiling loads. Remove any damaged wall framing, sheathing, siding or stucco, insulation, and finishes as necessary. Also, remove the existing garage door header. Inspect the foundation and anchor bolts for damage, and repair or replace them as needed. Install a new pressure-treated sill plate with approved anchor bolts and washers where required. Construct new wall framing using lumber that complies with code standards. Install hold-downs, metal connectors, straps, and framing hardware according to the approved plans. Install a new engineered garage door header or a header that meets code requirements, sized to accommodate the existing opening and roof loads. Add new king studs, jack studs, cripple studs, and blocking as necessary. Install structural wall sheathing following the approved fastening schedule, and apply a weather-resistant barrier. Restore the exterior finish to match the existing structure. Replace insulation and interior wall finishes where they have been removed. Finally, reinstall the garage door and verify that it is properly aligned and operational. Complete all required structural, framing, shear wall, insulation, and painting. |
